From premium homes to wellbeing destinations

WBJ: How would you define Green House Development’s investment strategy and development philosophy, particularly in the context of your focus on the premium segment?
Adam Sadowski: We did not begin as a premium developer. Twenty years ago, we operated in the mainstream residential segment, mainly in suburban Warsaw. Over time, both the market and our strategy matured. Today, Green House Development is a family-owned real estate company focused on creating long-term assets, not just delivering projects for sale.
That is the key difference. We use our development capabilities to build assets we want to own and manage, rather than buying them at market prices. Premium became a natural direction because it offers more durable value, provided the fundamentals are right: exceptional location and a product that justifies its positioning.
Residential projects remain important, but they are part of a broader strategy: building a portfolio of high-quality assets designed to hold value and generate long-term income.

What strategic rationale led to the launch of your first condo-hotel project?
We saw a clear gap in the market. There were no hospitality assets in Poland aligned with where we believed the sector was heading, and we had no interest in buying a compromised product. We chose to build our own, from scratch, around a clear philosophy.
That philosophy came from observing international trends. Studying projects across Spain, Portugal, Germany and Italy, we saw a shift from standard wellness to a broader concept of wellbeing, focused on the guest’s full physical and mental experience, not just amenities.
We believed this would gain traction in Poland. Wave was our answer. In Międzyzdroje, we launched a condo-hotel concept combining a hotel with privately owned apartments, supported by a strong service platform. The goal was not just accommodation, but a premium destination with a distinct identity.

What are the key drivers behind the commercial and operational success of the Wave developments?
First, location. In Międzyzdroje, we secured a site just meters from the beach in one of Poland’s best-known seaside destinations. That matters not only commercially, but also emotionally. Międzyzdroje already had recognition and prestige, making it the right place for a brand-led premium concept.
Second, the product. Buyers are not just purchasing square meters, but a setting and a lifestyle. Wave Międzyzdroje offers high-end finishes, extensive leisure infrastructure, gastronomy, family amenities and a private beach hosting more than 100 cultural and sport events each season. That level of programming is unusual, but essential to maintaining value and distinctiveness.
Third, operational control. We manage everything in-house: from housekeeping and reception to gastronomy, events and revenue. That ensures consistent quality and a direct response to client expectations.
The market response confirms the model. In Międzyzdroje, only around a dozen units remain out of 420. In Świnoujście, demand has also been strong, with around 50 percent commercialization reached shortly after permits were secured.
Świnoujście is also the next step in the concept, with more than 4,000 sqm of wellbeing space and an expanded range of programs and lifestyle services.

Warsaw’s Wilanów district has become a core market for your residential portfolio. How do you assess its strategic importance, and do you see further expansion opportunities in this area?
Wilanów is strategically important because it aligns with our premium residential philosophy. We entered early, before land became scarce, focusing on higher-end homes within Miasteczko Wilanów.
That distinction matters. For us, the value lies not just in Wilanów, but in Miasteczko Wilanów as a complete, walkable urban environment with access to schools, restaurants and services. Projects like Hampton and Royal Garden Wilanów were built around that idea.
There is still room for development, and we have land secured for the coming years. But supply is limited. As the district matures, this should support pricing and reinforce the long-term appeal of premium projects.
What are your key growth priorities over the next 2–3 years?
The first is expanding the Wave platform in top-tier locations, progressing with Międzyzdroje, Świnoujście and another location on the front line of the Baltic coast in one of Poland’s most recognizable resorts, at the same time seeking new sites in key holiday destinations and near major cities. We believe wellbeing will evolve beyond annual travel into a regular weekend or after-work routine.
The second priority is scaling Solarento, our rental management platform. It already operates across Poland, and we are preparing to launch in Spain, following clients who have invested there and need reliable management. Overall, this marks our next phase: growing not just as a developer, but as an owner, operator and curator of premium real estate experiences.
