Despite strong tenant demand for modern office spaces in Warsaw, HB Reavis does not plan to launch new projects in the city for now. The developer, which delivered landmark investments including the Warsaw Tower—the tallest office building in the EU—will focus on managing and leasing existing properties while monitoring market conditions. According to Managing Director Cezary Błaszczyk, high-quality office demand in central Warsaw remains robust, but rising financing costs and capital requirements make new large-scale projects challenging.

The company continues to assess prime locations for future opportunities. Błaszczyk noted that Warsaw remains competitive compared to Western European cities like Berlin, benefiting from its cost advantages and strong business “gravity power.”
