Poland emerges as warehouse hub

Poland’s warehouse and logistics sector has transformed into the country’s strongest real estate segment over the past 15 years, according to JLL. Modern stock has grown from 7 million sqm in 2010 to about 36 million today, equating to 1.25 sqm per adult Pole. The Covid-19 pandemic boosted demand, accelerating e-commerce and last-mile logistics, while supply chain disruptions encouraged nearshoring to Poland. Competitive labor costs and lease rates compared to Western Europe further strengthened its appeal.
Infrastructure has been pivotal: expressways and motorways expanded from 3,000 km in 2015 to 5,200 today, with 8,000 projected after upcoming projects. Poland’s central location allows trucks to reach major European cities and ports within eight hours. Combined with growing airports and Gdańsk’s Baltic Hub, this positions Poland as a European logistics hub. While demand has slowed and renegotiations increased, developers hold land for an additional 20 million sqm.
