Retail parks still rising
Retail parks remain one of Poland’s most active retail formats, and Redkom Development expects demand to stay strong. CEO Łukasz Komierowski says growth is driven by tenants, not speculation. “Parks are built to meet tenant demand. There’s no uncontrolled expansion,” he argues.
Redkom plans five openings in 2026 totaling roughly 90,000 sq m, including large parks in Otwock and Białystok, both scheduled to debut in late 2026. A 14,000-sq-m retail-entertainment-sports project in Lublin is under way on a former Carrefour site. In May, the company will deliver facilities in Bydgoszcz and Dzierżoniów.
Komierowski dismisses claims of saturation, noting that many concepts never advance because tenants select only viable locations. While large cities are well supplied, opportunities persist in smaller towns and suburbs, where Redkom sees long-term potential. Tenant mix varies by region—sports brands in mountain areas, fashion in cities, DIY and pets in suburbs—and new categories, from cosmetics to Chinese car showrooms, are entering parks.
