New apartment sales in Poland's six largest markets fell dramatically by nearly 44% in Q3 compared to the previous year, reflecting a slowdown in the housing market. According to JLL, only 9,200 new apartments were sold during this period, down from 16,400 in Q3 2023, influenced by the "Safe Loan 2%" program.

While developers have increased construction by 40%, new listings dropped, especially in Łódź, Poznań, and the Tri-City, with decreases of 36-39%. Average prices remained stable, with minimal changes (from -0.8% to +2%), but notable increases were seen in Łódź (+15%) and the Tri-City (+14%). Uncertainty regarding future housing policies and high mortgage rates have further dampened demand.
