Secondary market beating developers
Polish homebuyers continue to favor existing apartments over new developments. According to an Otodom and Kantar survey, 49% of potential buyers preferred the secondary market in the second quarter, unchanged y/y, while interest in developer-built homes fell by 3 percentage points to 18%. Another 33% had no preference. Average asking prices in Poland’s seven largest cities exceeded PLN 16,000 per sq m for new apartments, up 7% y/y, compared with PLN 15,500 on the secondary market, up 3%.
The most likely scenario is price stabilization, with nominal growth broadly matching inflation at 2–4% annually and only minor reductions for individual listings.
