Companies changing their logistics strategies from large warehouses to regional ones
Poland’s warehouse market is becoming more decentralized as companies increasingly choose networks of regional warehouses instead of one large distribution center. While major hubs such as Silesia and Central Poland still have strong growth potential, new locations are gaining ground thanks to better road infrastructure, greater land availability and more active local governments. Municipalities are attracting investors with tax incentives, support in special economic zones and faster administrative procedures.
However, barriers remain, especially near large agglomerations, where permits and environmental assessments can delay projects. Logistics strategies are also changing, with growing demand for medium-sized facilities in satellite regions and key transport corridors, including ports and routes such as the S3, S7 and Via Carpatia.
