Short term apartment rentals are controversial, especially in premium residential projects. Some developers try to prevent them through sales policies, community regulations and administrative tools. In Łódź, Uniqum’s T17 project promotes owner occupancy, limits small units and plans rules stating apartments are for residential use only. Access to shared amenities will require registration, making frequent guest turnover difficult.

Other developers take the opposite approach. TPPI’s Nano Apart in Warsaw is an aparthotel designed almost entirely for short term rental, with 200 units operated by a professional management company. Supporters argue such projects reduce pressure on traditional housing. However, local authorities often treat aparthotels with suspicion and introduce barriers, which developers see as a major threat to further market growth.
