Structure of offer of developers in largest Polish cities changing
The structure of developers’ housing supply is shifting in Poland’s largest cities, with more expensive apartments entering the market and fewer lower-priced units available. Apartments priced above PLN 20,000 per square meter increased 42 percent year over year in Warsaw and the Tricity area, 35 percent in Krakow, 100 percent in Poznań and 142 percent in Wrocław.
The changing supply mix is also affecting average prices. In Wrocław, the average asking price rose 4 percent to nearly PLN 15,900 per square meter, while Warsaw recorded a 1 percent decline. Demand is also shifting toward larger apartments. Units with at least four rooms are selling faster, while studio apartments are taking significantly longer to find buyers.
