WBJ: You have been shaping the real estate market in Poland since its early transformation years. Which experiences most influenced your journey from corporate leadership to building your own ventures?

Monika Woźniak-Zawioła: I grew alongside a market that was being built from the ground up. Poland’s transformation years taught me how to operate in uncertainty, attract capital, and think long-term despite short-term volatility.

My experience in international organizations gave me structure and discipline, while entrepreneurship brought purpose. Today, at The Concept Group, I combine both within a platform that connects capital, strategy, and execution across European markets.

I have the privilege to bring and grow The Concept to Poland – a real estate advisory and brokerage platform supporting developers and investors across CEE. We integrate strategic advisory, commercialization, and capital services to deliver end-to-end solutions. With over 15 years of experience, 130+ residential projects, and more than 6,000 units sold, we focus on structured, scalable investment execution.


You have led major projects and built organizations from the ground up. Which achievement matters most to you today, and what did it teach you about leadership in times of change?

What matters most is not a single project, but building teams that perform and evolve over time. Markets change, strategies change, but strong teams adapt.

Leadership in times of change means clarity. In real estate, where decisions are capital-intensive and long-term, clarity directly impacts outcomes. People need direction, honesty, and consistency more than perfection.


Real estate is often perceived as a “hard” business, yet you consistently emphasize the human factor. What does effective leadership look like today?

Real estate is ultimately about people – how they live, interact, and make decisions. Financial performance is essential, but it is not the full story.

Effective leadership today combines performance with empathy. Emotional intelligence builds trust, supports decision-making, and unlocks team potential. The strongest organizations are built on alignment, credibility, and the ability to listen.

In our industry, relationships are long-term assets. Trust drives sustainable business.


How is the role of women in real estate evolving today?

We are seeing a clear and necessary shift, with more women stepping into leadership roles across the industry.

Today’s projects require broader perspectives – understanding communities, user behavior, sustainability, and long-term value. Women often bring an integrated approach, combining financial discipline with strategic vision and social awareness. These are now core competencies.

As technology and AI take over repetitive processes, critical thinking, perspective, and emotional intelligence become even more valuable.


The real estate sector is undergoing rapid transformation. Which shifts do you see as most impactful, particularly in Central and Eastern Europe?

CEE markets are entering a new phase of maturity. Poland remains stable and attractive, supported by strong fundamentals and institutional capital. At the same time, markets like Romania offer higher return potential, creating cross-border dynamics.

Key trends include ESG integration, the growing role of institutional capital in residential real estate, and the shift toward user-centric development.

In this context, platforms like The Concept play a key role by connecting capital with execution, enabling cross-border strategies, and delivering integrated solutions – from positioning to transaction execution.


As a mentor in initiatives such as TOP Women in Real Estate, how can leaders foster a culture where women actively support each other’s success?

The challenge is not competence, it is visibility. Many women underestimate their impact and hesitate to position themselves strategically.

Through initiatives like TOP Women in Real Estate, we encourage women to step forward, communicate their value clearly, and support each other not only emotionally, but also professionally and strategically.

Creating such a culture requires intention. Leaders must normalize ambition, encourage visibility, and create environments where collaboration is stronger than competition.


Looking ahead, what competencies will define successful leaders?

Future leaders will be defined by how quickly they learn and adapt. Curiosity and adaptability must be paired with disciplined thinking and the ability to decide under uncertainty.

Equally important is understanding different perspectives and building long-term relationships with partners, clients, and teams.

In a complex environment, credibility, trust, and authenticity remain the foundation of success.

I believe that 2026 is more than just another year – it marks the beginning of a new phase.

In such moments, it is not only about what we need to learn, but also about what we need to unlearn.

We are entering the second quarter of the century, where accumulated experience meets a new wave of opportunities driven by technology, capital mobility, and changing user expectations.

For us, this is also a moment of acceleration – a step toward building a truly pan-European advisory platform. We have ambitious plans for growth, also as a part of The Concept Group. Alongside iFink and initiatives such as The Concept Podcast and nZEB Expo, this contributes to a broader ecosystem spanning real estate, financing, and industry media. Together with our partners, we are active in deploying private equity into living and retail park developments.
