In Q2 2025, Poland’s modern warehouse and industrial space market reached 36 million m², according to the Polish Chamber of Commercial Real Estate (PINK). Developers delivered 468,400 m² of new space (down 40% y/y), mainly in Silesia, Mazovia, and West Pomerania. Space under construction totaled 1.47 million m² (down 26% y/y), with Mazovia leading at 32%. The vacancy rate stood at 8.2%, slightly down q/q and y/y, with the highest in Lubuskie (18.4%) and the lowest in Podlaskie and Warmia-Masuria (0%).

Gross demand rose 7% y/y to 1.84 million m², driven mostly by lease renewals (53%), followed by new contracts (42%) and expansions (5%).
