The war in the Middle East is disrupting global supply chains, increasing shipping costs and delivery times, but it may also create opportunities for Poland’s logistics and warehouse sector. According to Damian Kołata of 7R, major shipping companies have already rerouted vessels away from the Suez Canal, forcing cargo ships to travel around Africa and extending transit times by up to 45%. In response, European companies are shifting from a just-in-time to a just-in-case supply model, building larger inventories and diversifying suppliers. This trend strengthens demand for strategically located warehouses, especially near ports and borders.

With 36.6 million sq m of logistics space in 2025, Poland is now the fifth-largest warehouse market in Europe and third in demand, positioning itself as a potential major logistics hub for the continent.
