In Q3 2025, Poland’s retail market was dominated by retail parks. All new retail space delivered during the quarter came from this format. From July to September, seven new retail parks opened and three existing ones were expanded, adding 78,500 m². Since the start of the year, about 220,800 m² of new retail space has been completed, of which 183,100 m² were retail parks.

Developers continue to favor this format due to consumer demand for convenient, local shopping. Nearly 600,000 m² of retail space is currently under construction, with around 90% being retail parks, a trend expected to continue. Vacancy rates remain low at 2.8% nationwide, signaling a stable market, while several new brands entered Poland in Q3, mainly in major cities.
