Cooling of rental market in December may rebound in first part of ‘26
Poland’s rental market experienced a sharp but typical seasonal slowdown in December, according to data from Otodom. The number of available rental listings fell by 11% month on month, while tenant activity measured by inquiries dropped by 23%. New listings declined by nearly 30%, and supply decreased in all major cities, including Warsaw. Analysts stress that this pattern is seasonal and expect a rebound in the first months of 2026.
Despite weaker demand, tenant preferences remained stable, with two-room apartments of around 40 square meters accounting for about half of searches. Rental prices stabilized in 2025, supported by lower interest rates and improved credit availability, which eased pressure on rents. Warsaw remains the most expensive rental market, while smaller cities offer significantly lower costs.
