Developers expect significant increases in apartments sold in ‘26
Polish property developers expect a strong rebound in apartment sales in 2026, but growing pressure from buyers is likely to push prices down and trigger a price war. Analysts note a recent surge in new housing supply at the end of 2025, which should weigh on prices despite earlier interest-rate cuts that have improved mortgage availability. At the same time, a cooling labor market – especially in SSC and IT hubs such as Kraków, Wrocław and the Tricity – has made buyers more cautious. Experts expect gradual price declines in both primary and secondary markets in 2026, mainly through discounts and incentives rather than headline cuts.
While developers are rushing to launch projects ahead of regulatory changes, this may result in a supply gap in 2027, followed by higher availability in later years.
