Irish-Led BARTEK Real Estate Launches in Poland

BARTEK Real Estate, an Irish-led property platform, has launched to invest in €20-40 million ESG-aligned multifamily rental developments in Poland’s high-growth secondary cities. With an agile, deal-by-deal investment model, BARTEK aims to tap into Poland’s fast-emerging Private Rental Sector (PRS), addressing a housing deficit of nearly 2 million units.

The venture’s first project, “Project ART” in Łódź, anchors a pipeline of over 50 prospective deals. BARTEK is co-founded by Conor Gleeson, an Irish private equity specialist, and Michał Stys, CEO of OPG Property Professionals—BARTEK’s strategic development partner.

With institutional PRS stock still below 0.1 percent in Poland, compared to over 30 percent in Ireland, BARTEK seeks to replicate Ireland’s PRS transformation. Backed by strong macro fundamentals – rising rental demand, falling interest rates, and shifting tenant preferences – BARTEK positions itself as an early mover in a rapidly institutionalizing sector poised for significant growth.
