Krakow is capital of studio apartments. Investors driving demand

In Kraków, nearly one in four home seekers (24.9%) look for studio apartments, far above the national average of 13.6%. According to Morizon-Gratka experts, this reflects strong investment-driven demand, as studios are ideal for both long- and short-term rentals. Kraków’s popularity as a tourist hub (14.7 million visitors in 2024) further boosts interest. Two-room flats remain the most searched overall, but large apartments attract little attention due to high prices.
Over the past decade, Kraków’s average listing prices rose by 130%, peaking during the “Safe Credit 2%” program in 2023–24 before dipping 5% to 15,900 PLN/sqm. Prices vary widely by district—from nearly 20,000 PLN/sqm in Stare Miasto to around 12–13,500 PLN/sqm in Nowa Huta and outskirts.
