Warsaw’s office market is shifting in landlords’ favor as strong demand meets historically low supply. Companies leased more than 416,000 sqm of office space in the first half of 2026, up over 38% y/y, with nearly 283,000 sqm signed in the second quarter alone. Meanwhile, only 45,000 sqm of new offices were completed, and construction activity has fallen to its lowest level in years. The citywide vacancy rate dropped to 8.5%, while central Warsaw recorded just 4.8%.

Prime rents now reach EUR 22–28 per sqm monthly and may exceed EUR 30 by year-end. Experts advise tenants to begin relocation or renewal talks early.
