Office market entering new phase as competition for space increases, especially in Warsaw
Poland’s office market is entering a new phase marked by limited new supply, growing competition for prime locations, and the lasting impact of hybrid work. Companies now need to plan relocations years in advance as available space, especially in central Warsaw, becomes scarce. Vacancy rates in the city’s most sought-after office district around Daszyńskiego Roundabout have dropped to about 6%, intensifying competition for high-quality buildings. In regional cities such as Katowice, Wrocław, and Łódź, smaller offices are available but large spaces above 10,000 sq m remain rare. Developers remain cautious due to high construction and financing costs.
As demand stays strong, rents in prime Warsaw locations exceed €30 per sq m per month, while older buildings outside core business areas face weaker demand.
