Otodom: buying an apartment within boundaries of cities means giving up space
Buying an apartment within city limits in Poland can mean sacrificing dozens of square meters compared with suburban locations, according to Otodom. In Warsaw, staying in the city “costs” buyers an average of 31 m²: a 55 m² flat costs over PLN 1 million, while a similar budget can secure up to 88 m² in surrounding counties. Similar gaps exist across major markets. In the Tri-City area, buyers can gain up to 33 m² outside Gdańsk or Gdynia, with the difference widening year-on-year. By contrast, disparities have narrowed in Wrocław and Katowice as suburban prices rise faster.
While price differences are significant, buyers increasingly weigh lifestyle factors such as space, commuting time, and access to services.
