Poles changing their approach to apartment rental
Poland’s institutional rental sector, or PRS, is entering a new stage of growth, supported by strong demand, rising purchase costs, mobility and changing attitudes toward home ownership. AFI Poland, which manages nearly 2,200 PRS apartments, says occupancy in its buildings remains above 97%, showing that professional rental is increasingly a deliberate lifestyle choice rather than a temporary solution. The market is stabilizing, with rents affected by higher supply and economic uncertainty, but long-term demand remains solid. Tenants now expect better service, furnished apartments and amenities such as gyms, coworking spaces and community areas. Key barriers include limited land availability, lengthy planning procedures and regulatory uncertainty. Success will depend on scale, capital, location, service quality and long-term tenant relationships.
