Poles used to prefer buying second-hand apartments, but trends are reversing
Although Poland’s housing market in 2024 was dominated by second-hand apartments, late 2025 signals a clear turnaround in favor of developers, according to Puls Biznesu. Last year, about 60% of all transactions involved existing homes, with a record 148,000 units sold – 12% more than a year earlier. Buyers preferred the secondary market in 14 regions, including strong developer areas such as Mazovia and Lower Silesia, with the highest sales in major cities like Warsaw, Kraków, and Wrocław.
However, recent data show a shift: in October 2025 interest in new apartments jumped by 27% y/y, compared with an 8% rise for used homes. November sales were even stronger, with developers selling 73% more units than a year earlier, pointing to a potentially record-breaking quarter.
