Record-breaking number of new apartments at end of ‘25 boon for buyers
There is good news for people planning to buy a new apartment in Poland: supply has reached a record level. At the end of 2025, more than 71,000 new flats were available across the seven largest housing markets, according to Rzeczpospolita. Of these, about 16,300 units — around 23% of the total — were already completed and ready for immediate purchase. Analysts say this oversupply is the result of a development boom launched roughly two years ago. In some cities, selling the entire stock could take several years.
Experts expect developers to respond with promotions and discounts, which could put downward pressure on prices, especially in early 2026, as the share of finished but unsold apartments may increase further.
