Report: in March, average apartment price from developers increased in Warsaw

In March 2025, average prices per square meter of new apartments remained stable across most major Polish cities, according to RynekPierwotny.pl. The exception was Warsaw, where the average price rose 1% to around 17,900 PLN/m² due to the release of high-end apartments priced over 30,000 PLN/m². Price stability returned to Tricity (16,300 PLN/m²) and Wrocław (14,700 PLN/m²), supported by an influx of more affordable units. Kraków (16,500 PLN/m²) saw its seventh month of price stagnation, while Łódź (11,500 PLN/m²) and the Silesian Metropolis (11,100 PLN/m²) also remained flat.
Over the past year, the highest annual price increase occurred in Wrocław (10%), with Warsaw seeing the lowest (2%). Other cities posted 3–8% increases.
