Sales of new homes increased 14% in largest agglomerations in Q2 q/q

In Q2 2025, sales of new houses in Poland’s largest metropolitan areas rose 14% q/q, with developers introducing over 1,400 units (+16%), according to Otodom Analytics. Total sales reached 1,300, two-thirds located outside city limits, reflecting demand driven by suburban space and affordability. Warsaw led with 545 transactions, followed by Wrocław (249) and Tricity (170). Kraków saw the strongest annual growth (+23%), while Poznań and Katowice posted sharp declines (-33% and -19% y/y).
Supply rose 13% y/y to 6,300 homes, 70% suburban. Prices climbed in most regions, led by Tricity (+23%), Katowice (+13%), and Kraków/Warsaw (+11–12%). Kraków remained the most expensive market at ~PLN 11,000 per sqm.
