Poleczki Park – A Green Office Oasis

Poleczki Park is a self-sufficient business district featuring six office buildings, each certified with LEED for its environmentally responsible design. The complex impresses all who visit. Its appeal lies in cohesive and visually attractive architecture, daily conveniences, and abundant greenery.

While some may appreciate the close proximity to a kindergarten, post office, parcel lockers, bakery, car wash, shops, cafés, and restaurants, others will be drawn to its green spaces. The lawn and stream, flower meadows, tall plantings, and a pond with a pier, often visited by beavers, create a serene atmosphere. A beekeeper regularly visits, as the plant life provides food for bees.


Sustainability with Austrian Roots

For the first time in Poland, a modern hybrid office building will offer tenants the experience of working in a structure where floors from levels 1 to 3 are made of prefabricated Cross-Laminated Timber (CLT). The wooden façade will enhance its warm and natural aesthetic. Honoring UBM’s tradition of wooden architecture, this avant-garde building has been named "Timber Park."

Wood will be a prominent design element throughout the building, from structural columns and walls to ceilings, creating a workplace that fosters relaxation, focus, and efficiency. 


Natural Materials – The Future of Sustainable Construction

HR departments will easily see Timber Park, in its prime location, as an ideal choice. But what about sustainability and workplace safety?

For sustainability teams, choosing a hybrid building with a wooden structure and façade is a big step toward a low-carbon future. Using FSC- or PEFC-certified wood helps reduce the environmental impact of construction and operation.

Environmentally conscious tenants, particularly those who integrate ESG principles into their business strategies, are already working to minimize carbon emissions, not only through energy-efficient operations but also by choosing sustainable office spaces.

Timber Park’s compliance with the EU Taxonomy will support these efforts, ensuring that its energy efficiency is at least 10% higher than the requirements set by technical and building regulations.

Well-informed tenants are beginning to have a real influence on office design. Previously, their input was limited to space planning and interior aesthetics, such as furniture and carpet color choices. Now, mature decision-making extends to the entire fit-out, including the election of finishing materials with a low—or even negative—carbon footprint.


Ecology and Efficiency

Using wood for structural columns, ceilings, and walls reduces the need for drywall and suspended ceilings, cutting CO₂ emissions by hundreds of kilograms. Timber Park (7,763 m²) will require 1,500 m³ of wood, a renewable and circular material. According to Swedish forestry data, this amount regrows in just 12 minutes.

Prefabricated construction, the core of Timber Park, is highly efficient and eco-friendly. Factory-controlled production reduces waste, minimizes water use, ensures energy efficiency, and delivers high-quality certified materials.

The assembly process itself is clean, fast, and requires minimal machinery and labor, resembling the simplicity of building with LEGO bricks. This approach may raise eyebrows in health and safety (BHP) departments, but the key question is: What about fire safety?

Timber Park offers strong fire protection, with 120-minute fire resistance and CLT (Cross-Laminated Timber) construction that withstands high temperatures better than steel or concrete. Factory-prepared and fire-resistant, CLT prevents fire from spreading and ensures the building's structure remains intact, even with prolonged exposure.

As one of eight wooden office buildings developed by UBM, Timber Park is the first wooden office building by UBM in Poland, and is attracting interest. With LEED Platinum certification, EU Taxonomy compliance, a hybrid construction method that prioritizes wood, and the green infrastructure of Poleczki Park, it stands out as a unique, sustainable office space in Warsaw.
