The amount of office space in regional cities is growing. In the first quarter of this year, 243,500 sqm was put into use, which means that the total supply reached almost 6.3 million sqm, according to CBRE's data. Almost half (116,300 sqm) of new office space was created in Katowice. The following places were Wrocław and Tricity. At the end of the first quarter of 2022, there was over 970,000 sqm of office space for immediate lease in eight major regional markets. Unrented space accounted for 15.5 percent of available space. 

"Office markets of the eight largest cities outside of Warsaw are popular among tenants. In the first quarter of this year, 153,000 sqm were leased, which is 28 percent less than in the last three months of last year, but by more than half compared to the first quarter of 2021. New leases, including pre-leases and owner-occupied space, accounted for the largest share of the total take-up, covering 73 percent of the total. Renegotiations and extensions of existing contracts were responsible for 22 percent of the registered demand, and expansions for less than 5 percent. Although Katowice led the way in terms of new supply, Kraków remains the largest market and there is no indication that this will change in the near future," Kamil Tyszkiewicz, head of regional markets at CBRE, said.
