Transaction prices for apartments increased y/y, but declined comparatively

According to the National Bank of Poland (NBP), secondary market apartment prices in Q1 2025 rose y/y in most major cities but declined q/q in six out of seven analyzed urban areas. The highest annual increase was in Kraków (10.6%), where average prices reached PLN 15,099 per m². Warsaw followed with PLN 16,459/m² (up 8.1%).
However, from Q4 2024 to Q1 2025, prices fell most sharply in Gdańsk (down 6.7%), and also dropped in Warsaw (–3%), Wrocław and Gdynia (–2.1%), Poznań (–1%), and Kraków (–0.9%). Łódź was the only city to see a quarterly rise (2.7%). The data suggest the secondary market may be cooling despite annual gains.
