Warehouses: low demand from tenants and low supply of new space
Poland’s warehouse market has entered a phase of maturity after recent years of rapid growth. Demand for new leases fell 12% y/y to 2.2 million m², and new supply dropped by nearly one-third. However, when including the rising number of sale-and-leaseback transactions, gross demand reached 4.55 million m², up 17% from last year. Vacancy remains stable at 7.8% due to improving absorption and slower construction activity. Developers delivered 1.5 million m² of new space, though speculative projects are beginning to increase.
Rents across most regions are steady, with upward pressure in prime locations. According to JLL, both landlords and tenants are using this period to upgrade facilities, improve working conditions and introduce large-scale automation.
