Poland’s institutional rental sector, or PRS, is entering a more competitive and stable phase as housing supply grows. After sharp rent increases in 2022-2024, rent growth has slowed in some cities, with minor corrections in selected locations. Institutional rents remain higher than private rentals, reflecting better locations, finishing standards, services and professional management. In major cities, PRS rents range from about PLN 70 per sqm in Łódź to more than PLN 100 per sqm in Warsaw.

Studio apartments usually cost PLN 2,500 to over PLN 4,000 per month, while one-bedroom units range from PLN 3,000 to over PLN 5,000. Poland’s PRS stock reached 29,900 units in Q1 2026, ten times more than in 2018.
