Prices of apartments in smaller cities increasingly exceeding PLN 12-13 thousand per sq m
New apartment prices in smaller Polish regional capitals are increasingly exceeding PLN 12,000–13,000 per square meter, making home ownership more difficult outside the country’s largest cities. According to data from Otodom, Olsztyn recorded the sharpest increase, with average asking prices for new apartments rising 18.9% y/y to PLN 13,256 per square meter.
Szczecin ranked as the second most expensive market at PLN 13,215 per square meter, although prices there declined slightly. Meanwhile, Gorzów Wielkopolski remained the cheapest city analyzed, with average prices below PLN 9,000 per square meter.
Experts say rising construction costs, higher wages, expensive land, and limited availability of residential plots are driving prices higher. In Olsztyn, the increase was also fueled by the launch of more expensive projects and the rapid sale of cheaper apartments. Analysts warn that housing affordability in some regional cities now resembles conditions in Warsaw, with buyers needing many years of savings to purchase an average apartment.
