Free office space in Poland growing: analytics
Current REDD data indicate that 4,376 office modules with a total area of 2.4 million sqm are currently available on the Polish market. Since the beginning of April, the market has been powered by more than 700 modules with an area of over 180,000 sqm, which were not absorbed by the new lease agreements.
From over 25 regional markets monitored by REDD, the largest free office space resources are found in Warsaw, Kraków, Wrocław, Katowice, Poznań, Gdańsk and Łódź. In these seven markets, the free space in completed and built A- and B-class buildings is over 1.92 million sqm, which is 80 percent of all available offices in Poland. In other cities, the free space is below 15,000 sqm in every city.
“First, it is growing resources of available space. Until mid-March, the available space was falling – this means that more contracts were signed than the offices were vacated. The situation changed at the beginning of the second quarter. Currently, approximately 30 offices are vacated weekly. However, the vacancy rate is growing slowly, although there are no signs of a reversal of this trend so far,” Piotr Smagała, managing director of REDD, said.
“The second observation concerns the usable area of free office modules that appear on the market. Since the beginning of April, the average size of the available office has shrunk by almost 25 percent from 540 sqm to 415 sqm. This means that smaller and smaller empty offices are entering the market - in our opinion vacated by smaller and medium-sized companies,” Judyta Bartnicka, Big Data Analyst REDD, added.
