Nearly 100 office buildings currently under construction
Most Poles would like to work remotely 1-2 days a week, according to the CBRE study "Work from home survey". We prefer to spend the rest of business days in the office. Therefore, although many people still work from home or shift due to the epidemic, the offices are not thinking about it. Currently, 96 office buildings are being built in our country, of which 89 will be commissioned before the end of 2022. Most in Warsaw, Kraków and the Tri-City. Thanks to this, office space will increase by over 1.6 million sqm in the next few years.
“The office sector is one of those that are doing quite well in the current situation. Of course, it also has to face the consequences of a pandemic, such as shifts of tenants' decisions, but in the end everything is in the plus. The demand for modern space in the capital and the largest regional cities is high, which is why investors are still eager to build in Poland. Banks are also interested in crediting these investments, although with slightly more restrictions and more stringent verification of certain aspects. Investors also have to face the increase in pre-let level security requirements to get a loan. Before the epidemic it was 30 percent, and now it reaches 50-60 percent,” Mikołaj Sznajder, director of the office space department at CBRE, said.
In total, we now have 11.09 million sqm of office space in the whole country, of which 5.58 million sqm is located in Warsaw, and 5.50 sqm in regional cities. The demand for modern work space still exceeds supply, which is why office investments do not lose their importance. Recent months of remote work have shown us how important a shared company space is for employees. The CBRE survey "Work from home survey" shows that 75 percent of Poles would like to work from home one-two days a week. Only 8 percent would extend this time to more than three days a week, and 14 percent of respondents say 'no' to regular remote work.
