Preserving heritage and introducing nature into downtown Warsaw

Towarowa22 is a mixed-use urban quarter in central Warsaw developed by AFI Europe, Echo Investment and Archicom. Bringing new life to a 6.5-hectare area it consists of residential and office buildings with ground floor retail, surrounded by appealing public spaces. Once the industrial heart of post-war Warsaw with its bustling factories, it is now undergoing a significant metamorphosis. The project is taking shape on the site of what was once the country's largest and most advanced printing plant, a hub that produced the majority of books and newspapers.
“With a deep understanding of heritage preservation, we are once again teaming up with the award-winning JEMS Architects to thoughtfully repurpose yet another historical gem. Before embarking on Towarowa 22, we successfully revitalized long-neglected spaces such as Warsaw Breweries and Fuzja in Łódź. These now-thriving destinations have not only reshaped their surroundings but also enriched local communities, bringing new life and energy to the urban landscape,” said Malgorzata Turek, Member of Management Board at Echo Investment.
The transformation at Towarowa22 will culminate in a contemporary urban destination clustered around a new 2-hectare public park. At its heart, nestled within lush greenery, stands a unique historic gem—a striking modernist pavilion reminiscent of the iconic Edith Farnsworth House. This architectural masterpiece, distinguished by its four conical skylights, elegant spiral staircases, and slender columns crowned with lotus-shaped capitals, will be meticulously restored and reimagined as an inviting space for residents of all ages and backgrounds.
“The structural elements of the former production halls will also become the base for a multi-level park. Its unique design integrates trees, footbridges, and rich biodiversity, creating a harmonious urban oasis. The park will seamlessly blend into surrounding squares and green courtyards, offering a tranquil retreat from the city's vibrant energy. Envisioned as a walkable superblock, Towarowa 22 will enhance Warsaw’s urban fabric with lively streetscapes, inviting public spaces, and lush greenery. Whether for a leisurely family stroll, a social or business meeting in sunlit buildings and trendy restaurants, or an engaging after-hours event, this dynamic destination will cater to every occasion,” added Malgorzata.
Among the largest such developments currently under construction in Europe, Towarowa22 is the only Warsaw-based project shortlisted for the MIPIM Awards 2025 and will compete for Best Mega Development at the international real estate fair held in Cannes.
