According to a Rankomat.pl and Rentier.io analysis, city center apartments are usually the most expensive, but this trend does not apply to Poznań, Gdynia, and Gdańsk.

Between November 2024 and January 2025, Warsaw had the highest median price per square meter in Śródmieście (PLN 22,747/m²), followed by Stare Miasto in Kraków (PLN 20,000/m²) and Śródmieście in Gdynia (PLN 17,924/m²). Łódź’s center was the cheapest, with prices at PLN 9,937/m².

In Gdynia and Gdańsk, seaside districts like Orłowo (PLN 23,700/m²) and Oliwa (PLN 21,914/m²) are pricier than city centers, due to high demand and limited expansion possibilities. Similarly, in Poznań, Grunwald is more expensive than the Old Town. These exceptions are mainly influenced by location appeal and real estate supply constraints.
