Warsaw opens up residential areas for development
Warsaw’s draft General Plan, whose public consultation deadline has just passed, opens some opportunities for developers while closing others. The document allows housing capacity for up to 700,000 residents but prioritizes densifying existing urban areas over new expansion. Districts such as Wawer are positioned to evolve into a second Wilanów, supported by rail links, while parts of Włochy are shifting from industrial to residential use with higher urban standards. Some locations, including areas near Radzymińska Street, gain new residential potential, while others, such as parts of Bemowo and distant Białołęka, remain reserved for retail or green space.
Experts say recent price corrections and planning uncertainty make the plan controversial, yet it could still be adjusted following submitted comments.
