Polish Outlet Market Shows Growing Potential Despite Its Niche Status

The outlet sector in Poland remains a niche segment of the retail market, accounting for just around 2 percent of total shopping space nationwide. Yet 2025 has brought a series of developments that signal growing momentum, according to the latest Savills Spotlight European Factory Outlet Centres report.
Poland currently operates 15 outlet centres, including the newly opened Designer Outlet Kraków, a 21,000 sqm scheme with over 100 stores. In Gdańsk, the expansion of Designer Outlet introduced a modern food court and an enlarged sportswear offer, reflecting a wider trend towards enhancing customer experience beyond fashion.
“Outlets in Poland are no longer only about discounted clothing. We are seeing operators invest in gastronomy, home and lifestyle segments, as well as ESG-driven solutions, which makes these schemes more attractive to both shoppers and tenants,” Elżbieta Majdan, Associate Director, Property & Asset Management, Retail, Savills Polska, said.
While outlet density in Poland is just 7 sqm per 1,000 inhabitants – well below Western European averages – macroeconomic forecasts remain favourable, with GDP growth expected at 1.8 percent in 2025 and 3.7 percent in 2026. This positions Poland among Europe’s most promising markets for outlet expansion, both for brands and investors.
