Transaction prices of apartments in primary and secondary markets stabilize in Q3
Transaction data from the NBP show that Poland’s housing market stabilised in the third quarter of 2025. After rapid increases in 2021–2023 and a seasonal correction earlier in 2025, both the primary and secondary markets now show steady prices. On the primary market, Gdańsk recorded the strongest annual growth – up 12.6% to 14,190 PLN/m² – while Kraków, Wrocław and Łódź saw slight declines. Warsaw remains the most expensive market at 16,294 PLN/m², with minimal change year on year. Secondary-market prices also remained largely flat, with only small quarterly adjustments across major cities.
Overall, the market appears balanced, with future trends dependent on interest-rate cuts, developer activity and returning buyers.
