Polish residential developers are becoming significantly more optimistic about sales. In August, 57.5% of surveyed companies expected apartment sales to increase, up from just 18.2% in June, while only 4.7% anticipated a decline. The sales momentum index rose to 0.53, its highest level this year, despite no new government subsidy program or further interest-rate cuts. Developers attribute the improvement to buyers returning to the market as prices remain broadly stable and housing supply stays high.

Price expectations are more restrained, with 73.8% of developers forecasting no change and 19.3% expecting increases. Analysts say stronger sales are likely to remain selective, favoring well-located projects and cheaper two-bedroom apartments.
