Warehouse market is maturing, customers expecting more than just facility
Poland’s warehouse market is becoming more advanced and selective, with tenants increasingly seeking flexible, multifunctional facilities rather than simple storage space. Developers now compete by offering integrated ecosystems that combine logistics, production, technology, energy solutions, customs services, and last-mile delivery capabilities. Demand is growing for facilities supporting cold storage, light manufacturing, e-commerce, and technology operations. Industry leaders such as 7R and CLIP Group emphasize that warehouses must help tenants build competitive advantages through efficiency, adaptability, and lower operating costs.
ESG is increasingly viewed as a practical efficiency strategy rather than only a sustainability goal. Poland’s market still has strong growth potential, supported by e-commerce, defense, Chinese investment, supply-chain shifts, and infrastructure projects such as CPK and nuclear energy development.
